Amberfield is LDK Seniors’ Living’s flagship Canberra village in Weston Creek — a development of around $250 million delivering 373 dwellings on an elevated site with views toward the National Arboretum. It blends independent living with on-site care under LDK’s ageing-in-place model.

The compliance challenge
Amberfield delivers the full continuum of seniors’ living — independent apartments and villas through to higher-care accommodation — within one integrated community. That brings three building classifications onto a single site: Class 2 apartments, Class 3 residential accommodation and Class 9c residential aged care, each offering a different level of care and a different compliance profile. Large multi-storey residential buildings, an ageing-in-place model where residents’ care needs increase over time, fire safety for Class 9c occupants who may not self-evacuate, accessibility, and the interfaces between the independent-living and care components all demand a coordinated certification strategy.
How Absolute Approvals helped
Absolute Approvals provided building certification for the development across its Class 2, Class 3 and Class 9c components. At this scale and level of care complexity, that meant establishing the correct classification for each building and part, then certifying design and construction against the National Construction Code requirements applying to each class — coordinating fire-safety, access and egress across the different care levels and verifying compliance through to occupation.
